Ygrene PACE, or Property Assessed Clean Energy, is a financing option that helps eligible Florida homeowners complete qualifying home improvements without using a traditional personal loan. Financing is repaid over time through an assessment added to the property tax bill, with available repayment terms of up to 20 years.
Approval is generally based on the property’s equity and the homeowner’s ability to repay rather than only on a traditional credit score. Ygrene performs a soft credit check that does not affect the applicant’s credit score, and approved financing features a fixed interest rate that remains unchanged throughout the repayment term.
Qualifying projects may include impact windows and doors, as well as roof replacement. Homeowners may be able to begin their project without an upfront payment, with repayment starting after the work is completed.
PACE financing is attached to the property as an assessment and may take priority over an existing mortgage. In most cases, the remaining balance must be paid when the property is sold, and the financing must be disclosed to potential buyers. Homeowners can also pay the financing off early without a prepayment penalty, subject to the program’s terms and conditions.
